What this estimator can do for you:
With this calculator you can get an idea of how much it will cost to close a given sale.

Seller Information : This information can help you set a price on a property you want to sell. Most fees are paid out of the selling price at closing. The net return to the seller is given in the report generated by this estimator.

Buyer Information : When you are buying it is nice to know, before you make an offer, what costs there are in addition to the agreed upon sale price and the fees on the mortgage you have arranged.

Disclaimer Statement : This estimator does not include all final closing costs, but it will give you fairly reliable numbers. The fees charged by title companies may vary and other factors concerning the sale may affect rates or require additional fees. For example, Prorated Property Taxes for the year of the sale and Recording Fees are not included because they have too many variables to address here.

How to use the form :
Required Information : Enter the SALE PRICE of the property and the BROKERS COMMISSION RATE. The form calculates all other values when the cursor position is moved to another field.

Optional Information : You may also enter a value for the balance owed on the property. With this value the calculator will estimate a net return to the seller.

Entering Values :
To avoid error messages or misleading results DO NOT include "," "%" or "$" characters. After entering a new value, use the TAB key to move the cursor to the next field, or click on the UPDATE button. This will tell the calculator that you are ready to recalculate all values for the report. When you change a value, the calculator will perform the calculations and return to the text box containing the new value. You may enter another new value or TAB to the next field.

Viewing the report :
Clicking on the VIEW REPORT button will open a new window with a formatted report displayed. You can save this window to your disk as "Source" for viewing later, or you can select print from the menu at the top of the screen. Some browser/operating system combinations do not allow printing from the formatted report window. You can select the text, copy it, and paste it into your text editor or word processor. From there you should be able to print.
